Job Description | Qualified Facilities Manager for the UK || GBP 60000+/year Location of work – Initially in central London however will include a second property in Surrey. Hours of Work: Normal hours of work 10am to 7pm. A level of flexibility will be required as well as the option for Overtime working. Holidays: 4 Weeks per year + Bank Holidays. Note a proportion needs to reflect when client is not in residence. Salary: To be agreed to reflect the capability of the Candidate. Languages: Candidate needs to speak fluent English&Russian Driving License: Candidate must hold a full clean UK drivers License. Key Notes / information: Candidate must have absolute discretion and no criminal records or history A private family is seeking a experienced facilities manager to work in their properties in both London and Surrey. The candidate whilst working in their current property in Sloane Square will also be reviewing various elements of the new home currently under construction also in central London. The role will be diverse and you will be in constant liaison with the Lady of the house and good professional experience is a pre-requisite. You will be expected to have good technical knowledge and background in building maintenance and construction. You will need to be organised and structured and able to apply good problem solving skills. You will be expected to maintain good relationships with all parties involved to ensure that prioritisation of the clients requirements is maintained. Beneficial if the candidate has good IT skills and knowledge of automated propertie Role / Responsibility - Pre Completion (Depending on Appointment time): 1. During 2nd fix phase, understand locations of isolation valves and panel locations. 2. Review As Built documentation. 3. Attend key commissioning stages and witnessing. 4. Attend all training for installed systems. 5. Attend pre-start meetings with Maintenance Company. 6. Devise an Aftercare Strategy. 7. Understand defect rectifications / identifications. 8. Learn AV and Technology systems. 9. Meet AudioVision to understand system and fault identification. Role / Responsibility - Post Completion: 1. Monitor and review Building Management System on a daily basis. Analyse and action alarms or faults, ensuring the correct response is put into place to deal with a fault. 2. Catalogue defects as they arise and issue defects notification sheets. Monitor and ensure resolution of defects. 3. Review maintenance requirements for the property and ensure correct preventative maintenance is carried out. 4. Liaise with Maintenance Company to ensure property is ready to be maintained when the quarterly maintenance is completed. 5. Ensure that gulley’s and drains are not blocked and that water drains readily. 6. Review maintenance section of the Operation and Maintenance manuals to ensure regular maintenance is completed. 7. Liaise with house management team to ensure that maintenance can be completed at a time of least inconvenience to the family and household. 8. On discovery of an issue in relation to the audio visual system, liaise with AudioVision to ensure that suitable remedy / rectification measures are put into place. Report progress and updates to the family. 9. Ensure regular sealing of stone floors is carried out in high traffic areas to prevent damage. 10. Operate all sliding / moving componentry on a regular basis to ensure that items do not seize through lack of use. 11. Ensure correct procedures are adhered to whilst maintaining the property and avoiding damage generated by poor preparation for the task at hand. 12. Ensure Swimming Pool plant operates correctly and monitor maintenance by pool Contractor. 13. Ensure Sauna/Steam Room equipment is regularly maintained. 14. Operate Aftercare Management Plan. |
